Home Loan EMI Explained: How Much House Can You Afford in 2026?

A simple framework to size your home loan, compare fixed vs floating rates and keep EMIs under 40% of take-home pay.

Buying a home is usually the largest financial decision a family makes. Before you shortlist properties, work backwards from a monthly EMI you can comfortably pay.

The 40% rule

Most lenders cap total EMIs at 40–50% of net monthly income. Staying near 35–40% leaves room for savings, emergencies and lifestyle costs.

Down payment and other costs

Plan for a 20% down payment plus stamp duty, registration (typically 5–8% depending on the state), GST on under-construction homes, and interiors.
